      REALTOR? Community Service Committee golf tournament wrap up meeting held

      On September 11, 2013 the RCS committee of the North Bristol County Association of REALTORS met to allocate the funds that were raised during the 10th annual golf tournament. Donations will be made to the following organizations:

      Pro Home Inc. , YMCA Strong Kids, New Hope Inc., Homes For Our Troops,Pride, Inc., Wounded Warrior Project,COOP,Citizens For Citizens,Boys and Girls Club of Taunton, Our Daily Bread, and Associates For Human Services, Inc. giving-back-

      Once again, I'd like to thank all of the volunteer members of the RCS, the North Bristol Association of REALTORS, and the players who came out to golf. Also, without the support of the hole sponsors and those who donated raffle or auction items none of what we do to give back to the community would be possible. Thank you all so very much!

      Property owners beware...We buy houses for CASH!

      I'm sure you've seen these real estate signs posted all over greater Taunton. The premise is that this is an unbelievable opportunity for a property owner to sell a home in any condition with a quick closing and for cash. The offer of cash to most sellers of anything is a big enough hook to get them to pWe_Buy_Houses_ick up the phone and make an inquiry. It sounds great but, in my opinion, it's not in the best interest of ANY seller to limit their possible buyer pool to just one buyer. There are a great number of cash buyers out there looking for opportunities so the thought that these sign posting individuals or entities are presenting something that is not available elsewhere is false. By exposing a property to the open market, a seller will get the highest and best possible price for their property. Sure, as a real estate agent I earn a commission for all properties that I list and sell so it may sound like sour grapes that I don't think a property owner should sell in this manner. However, as an agent I'm very aware of all real estate transactions that take place and I've seen more than a few property owners sell properties privately for much less than they could have on the open market. These houses are then renovated and flipped or torn down for new construction and a hefty profit is made by the purchaser while money was left on the table from the owner. Think of it this way, if you have anything to sell and you offer it to anyone who could be potential buyer, don't you think you stand to sell whatever it is for the highest and best possible price if offered to more than just the 1 buyer?

      I've heard many people say that everything changes when you have a child. Well, I'm here to confirm that it sure does! My wife and I welcomed our 1st child on November 2, 2012. We had a beautiful baby girl and things have certainly changed in my world from a time standpoint! I've had to learn to balance my time both personally and professionally and prioritize to insure that I get my most pressing tasks accomplished first and foremost. With that being said, my home prices in Taunton, MA market update that was due on November 1, 2012 found its way onto the back burner and now I sit in my office 9+ months later feverishly working on catching up on all of my market updates! I'm all caught up now and am happy to report that after a decrease from the 3rd to 4th quarter of 2012 there have been increases in the average sale prices for single family homes over the 1st and 2nd quarters of 2013! This data can be seen in these posted updates. In my opinion, these increases are due in part to the spring market which is historically strong as well as the incredible interest rates that so many buyers were able to take advantage of. At the time of this post however, interest rates have climbed and we're approaching the end of summer so it'll be interesting to see how the market responds...
